Manlius After three years of planning, discussion and meetings, Manlius residents will no longer have to drive by the big patch of dirt on Route 92 in the village every day. Madison Row is finally happening, and Matt Lester, the project manager from Morgan Management, said it will be open for business no later than early summer 2014.
“Contractor bids are due within the next week or so,” Lester said. “If we can beat the weather, we’re going to try to get in the ground this fall. It really depends on how fast the architects can work and long the weather will hold off. Our goal is to move as fast as possible.”
He added that if the construction crew can get the exterior shell built before the snow falls, they will be able to do some work on the inside during the winter. If not, they will have to wait until the weather dissipates before building vertically.
Lester and the rest of the Madison Row team received site plan approval from the village board at its Sept. 5 meeting. Since then, Morgan Management has been working on getting its construction drawings done and is in the middle of the process of going out to bid for contractors. He said that the drawings usually take 30 days to complete after site plan approval.
Madison Row is still planned to include retail, office and residential space. So far, the only tenant that has been announced is Kinney Drugs, which caused some tension within the village’s planning board this summer around the subject of its proposed pickup window. The board eventually approved the pickup window, but the issue nearly killed the whole project.
Lester said he has three tenants in total and is still looking for one or two more, but the fact that they are still looking for tenants will not affect the construction schedule. There is still an opportunity for leasing and anyone interested may contact Lester at 585-454-4500 ext. 112.
