Madison Row PUD amendment gets approved by village board

— On July 19, the Manlius village board voted to approve the planned unit development (PUD) zoning amendment to the Madison Row project following a public hearing, which was attended by a significantly smaller crowd than usual. Everyone in attendance was in favor of the project and only two residents spoke out in approval of the amendment.

“[The original PUD plan] was approved years ago and a lot of promises were made by the former owner, but only Key Bank came to fruition,” said Jerry Dardzinski, of Ledyard Drive. “At the time the project was approved, we got rid of three ugly houses, and that’s a good thing, I don’t disagree with that. But it was promised that if the second phase didn’t happen, it would be covered by grass. What we’ve got is a rock pile that looks like a dump.”

Dardzinski went on to say that he thought Kinney Drugs would add a lot to the village and said that he liked the fact that they’re a local New York state company and not a national retail chain. His wife, Judy, said she thought the idea of a pickup window was a good idea that would be a convenience to elderly and sick people. Additionally, Mayor Whorrall said there were several letters sent in by people who couldn’t attend the meeting, all in favor of the project.

After the public hearing was closed, the board voted unanimously in favor of the PUD amendment. Matt Lester, the project manager from Morgan Management, the developer, was present at the meeting and said he’s excited to move on to the next step – site plan approval.

“We don’t see it as a pile of rocks, we see it as a great opportunity that has a lot of potential,” he said. “When we come back to the planning board we’ll get into the fun stuff – architecture, landscaping – and we have a great plan for it. We want to be a showpiece for the village, especially [because the building will be] right at the entrance of the village.”

Lester will be back in Manlius on Aug. 6 to present the initial plans for site plan approval to the planning board at 7 p.m.
