Manlius After two unsuccessful attempts, the third time was the charm for Morgan Management. The village of Manlius planning board voted 5 – 0 in favor of an amendment to the Planned Unit Development (PUD) zoning to allow for a pickup window in the mixed-use building proposed for Madison Row at its July 9 meeting.
The board voted down the amendment 3 - 2 at the last meeting, on June 25, due to concerns about pedestrian safety around the pickup window. Matt Lester, the project manager, said the team modified the plan for resubmission based on the comments from the board and added additional pedestrian crosswalks.
Morgan Management, eager to move the project forward, headed across the hall to where the village board was in session with the news. Before the developer can move on to the next step for site plan review, it has to gain approval by the village board. Some village board members were eager to vote on it right away, but attorney Jeff Brown said the village has to hold a public forum before it can proceed.
The village has to legally wait 10 days before holding the public forum so it will be held as soon as possible, on July 19. Meanwhile, in order to give the planning board enough time to look over the site plan drawings before its Aug. 6 meeting, Morgan Management has to submit them to the planning board no later than July 19. Depending on the village board’s decision, Morgan Management will submit the site plan drawings to the planning board after the July 19 meeting. Without the village board’s approval for the PUD amendment, Morgan Management will not be able to present the site plan to the planning board.
“We’ll crack the whip on it,” said Lester. “We’ll be creating site plan renderings, architectural lighting, the landscape and we’ll submit it to the planning board.”
The public forum concerning the PUD amendment will be held at 7 p.m. and the village board will make its decision following the discussion.
