The Codes Corner: Prepare for winter weather as summer comes to a close

— It’s that time of year again ─ You see snowblowers for sale at your local home improvement center, the New York State Fair is almost here and school is starting soon. That’s right summer is almost gone, and we all know that winter and all it brings for property owners, is just around the corner.

It’s that time when we start to think about buttoning up our homes against the cold and snow. One thing we need to remember, besides our doors and windows and insulation, is the exterior of our properties. Making sure that rain, snow and ice won’t penetrate and damage the structure of our homes and buildings.

Section 304.2 of the New York State Property Maintenance Code requires that, “All exterior surfaces, including but not limited to, doors, door and window frames, cornices, porches, trim balconies, decks and fences, shall be maintained and in good condition. Peeling, flaking and chipped paint shall be eliminated and surfaces repainted.” Not only does this protect your property from damage, but it protects your investment by keeping property values up.
